Seller Closing Costs, Decoded: Every Line on Your IE Settlement Statement

Ask most sellers what selling costs and they'll say \"the commission.\" Then the estimated settlement statement arrives, and a column of unfamiliar line items appears under it. None of them should be surprises. Here's a decoder for what Inland Empire sellers actually pay at closing — and which items are customs, not laws, meaning they're negotiable.

The Line Items, Decoded

  • Agent compensation: the listing fee you agreed to (1% with SoldByJP versus the traditional 3%), plus whatever buyer-agent compensation you've agreed to offer — commonly in the 2–2.5% range in today's post-settlement landscape, and always negotiable, deal by deal.
  • Escrow fee: the neutral third party that holds funds and documents charges a fee that scales with price. In Southern California, custom in many transactions is for buyer and seller to split escrow — but custom varies and contracts control.
  • Title insurance: the owner's policy protecting the buyer's title is customarily a seller-paid item in much of Southern California. Premiums scale with the sale price.
  • County documentary transfer tax: California's standard county rate is $1.10 per $1,000 of price — $797.50 on a $725,000 sale — customarily paid by the seller in this region. A few California cities levy an additional city transfer tax on top; most IE cities don't, but confirm for your address.
  • Natural Hazard Disclosure report: the modest seller-paid report we decoded earlier this month.
  • HOA transfer and document fees: if you're in an association, expect charges for the resale document package and transfer processing. Statutorily capped in part, and worth requesting early — HOA document delays are a classic closing-date killer.
  • Loan payoff and its small teeth: your mortgage payoff includes per-diem interest to the funding date, plus possible demand/reconveyance fees. If you have a HELOC, it must be paid and closed, not just paid.
  • Recording, notary, and miscellaneous fees: individually small, collectively real. They'll be itemized on your estimate.
  • Anything you negotiated: repair credits, closing-cost credits to the buyer, or a home warranty if you offered one.

What It Adds Up To

Beyond agent compensation, the seller-side transactional costs — escrow, title, transfer tax, reports, and fees — commonly land in the rough range of one to two percent of the price, varying with your specifics. Which makes the comparison stark: on a $725,000 sale, those fixed-ish costs are similar for everyone, but the listing-fee difference between 3% and 1% is $14,500 — the single largest controllable line on the statement.
